Whichever way viewed, the United States is one of the largest countries in the world:

• The population is over 270 million
• The 50 states cover almost 40 times as much land as the UK
• It leads the world’s media in many fields – including the dominant forces of TV and film
• Since the cold war it is the only ‘superpower’ left in the world
• It has the world’s largest economy

Love it or hate it, most people have an opinion about America and its citizens!

It has been called the ‘home of the free’, the 'land of opportunity’ and the people that live there like to think that they have something called ‘good old American know how’.

Domestically in America, ’property investment’ (‘real estate investment’) is not a new concept and some of this ‘good old American know how’ has been employed for many years to take advantage of some of the most flexible free market conditions in the world. A lot of people have been making a lot of money from property for many years by employing some very interesting techniques.  Investors from around the world have been investing in the USA for years too - it is a tried and tested route and you know that you won't be the first into a questionable economy.

The country is so vast that there are thousands of markets and micro markets, delineated by various factors including geography, economic strength and population demographics.  When one market is over valued, another will be under valued - there is always somewhere to invest.

Interest rates are historically stable in the USA and haven't been over 7% in almost 20 years, meaning that your monthly mortgage payments are likely to stay nice and predictable so that your calculated cashflow is protected.

Exchange rates have not been as favourable to the European investor for more than a quarter of a century.  During the first half of 2007 the pound has not been as strong against the dollar for over 26 years and the Euro is at an all time high.  You have never been able to buy as much property for your money in the USA.

One interesting phenomenon currently occurring is that 60+ years since the end of WWII, the massive population spurt known as the baby boom generation is retiring (currently around 5,000 people per day are retiring – which will increase). Many of these people have money and mobility and the desire to move – sometimes to be with family but a lot of the time to the warmer climates in the Southern states – this creates a massive demand for property in these areas and many opportunities for property investors.
